Booking

For Weddings: To reserve a date, we require 25% of the venue rental fee as a non-refundable retainer. The first payment of 25% is due 180 days prior to the event. The second payment of 25% is due 90 days prior to the event. The third and final payment of 25% is due 60 days prior to the event.

The $500 Infraction & Damage Security Deposit is required for the event with a credit card on file - refundable per contract compliance. Check the Venue Rental Fee page. This is in addition to Liability Insurance.

Other Events: Payment in full at booking.

Contract

After a Tour, we set up a consultation to review the proposal and invoice. Clients can secure the date of the event with a payment of 25% down. Couples choosing The Barn 1880: Historic Venue as a destination wedding, will be offered a VIRTUAL Tour option.

Alcohol Policy

Indiana state liquor law requires all alcohol to be provided through The Barn 1880: Historic Venue. It is illegal for the client or their guests to bring alcohol onto the property. No Containers.

Beer and wine Packages only - no liquor.

Client may choose from a 2-3 wine and 2-3 beer options plus soft drinks.

A custom bar package quote will include permits, liability insurance, licensing, product, delivery, supplies, set-up and tear down for up to four (4) hours of bar service.

A custom bar package quote will also includes bartender(s), security, non-alcoholic drinks, disposable drinkware or glass option.

All wedding Bar Packages are a fixed per person per hour of bar service. Weddings are quoted based on guest count and include soft drinks. Minimum of three (3) hours and maximum of four (4) hours.

Small event (non-wedding) options include booking a Host Bar or Cash Bar.

Security required for events over 100 people. Alcohol service will cease one hour prior to the event rental period expiring. Required to show proof of age (21+) to be served alcohol. Additional information for Bar Service Packages and costs provided during the tour.

Firework Policy

Due to safety and fire concern, fireworks and sparklers are prohibited on the property.

The Milk Parlor

The Milk Parlor is the lower-level barn. The optimal seated capacity is 92 with up to 150 guests for an open-house event. Private, modern restrooms on this level. A coffee & cold beverage station is available. Buffet and dessert tables are also included. Multiple doors open to the patio and to the courtyard outdoor space - ideal for extending the gathering and for outdoor games.

Cancellation Policy

In the event of client cancellations, all payments made to the date of written cancellation are nonrefundable. This is further explained in the contract signed by the client (s).

Liability Insurance

Aligned with industry standards, we require our wedding clients to purchase general liability insurance in an amount not less than $1,000,000 combined single limit for bodily injury and property damage. Such insurance shall name The Barn 1880: Historic Venue as additional insured. The certificate of insurance with the endorsement must be provided thirty (30) days prior to the event. Packages typically cost $100 for a 1-day coverage depending on the size of the guest list. Check out eventhelper.com

Security

Large events serving alcohol are required to provide security personnel during the hours that alcohol is served. The booking client must secure this service through the Warsaw Police Department which provides this service at a cost of approximately $40 per hour. The client must provide evidence thirty (30) days prior to the event.

Hours

The Grounds, Upper Barn (Granary & Hay Loft), Lower Barn (The Milk Parlor), Conversation Patio, Courtyard, Corn Crib, and Heritage House Farmhouse (The Loft) are exclusively available for wedding packages from May to October. The Barn 1880: Historic Venue has limited seasonal availability so check through the CONTACT FORM for weekend options.

Tables and chairs will be set up by The Barn 1880 team. All decorations & clean-up are restricted to the rental period, the day of the event, and is covered in the contract. See the Venue Rental Fee page for hours available for other event packages.

  • Friday Wedding: 12 noon - 10 pm;

  • Saturday Wedding: 10 am - 10 pm;

  • Sunday Wedding: 12 noon - 9 pm

  • The Milk Parlor is available for a MINIMUM of three (3) Hours.

Smoking Policy

Smoking is strictly prohibited in and around the barns & corn crib. To accommodate smokers, the venue owners have established a designated smoking area beside the well house which is marked with signs.

The Granary & Hay Loft

The Granary & Hay Loft are located on the ground-level. The space can accommodate up to 175. The venue offers a custom bowling alley bar and commercial refrigerator on the Granary level. There are also private, modern restrooms on this level. A picture-perfect double staircase leads guests to The Hay Loft - an upper level additional dining area with custom wood tables and chairs.

Clients may select a vendor with the stipulation that the vendor meets the insurance and contract requirements. Vendors, please contact us for details.

Parking

The Barn 1880: Historic Venue sits on approximately 3 acres. To preserve the scenery, clients are asked to restrict parking permits and encourage guests to carpool or shuttle to the event.

Next Steps

Booked clients for Weddings will need to hire/rent/purchase the following & provide contact information to The Barn 1880:Historic Venue for:

  • Professional Caterer (Licensed & insured);

  • Unless opting for a dry-wedding, the client will purchase In-House Alcohol Package with The Barn 1880: Historic Venue with Addendum Contract;

  • Security Detail (Warsaw Police Department) if serving alcohol;

  • DJ/ Audio Equipment for Ceremony & Reception;

  • Linens for the number of tables requested - Black/ White Rental Add-On Option available through The Barn 1880: Historic Venue;

  • Centerpieces for the number of tables requested;

  • Event Liability INSURANCE Approximately $1 per Guest. This is in addition to the venue infraction/damage deposit of $500.

The Corn Crib
